Due to the rapidly growing housing demands in Southern California, Governor Gavin Newsom has made it easier than ever to convert garages, basements, attics and even sheds into Accessory Dwelling Units. With the population of Southern California exceeding available housing, new laws have been passed to accommodate. Such as SB 13 AD 68 & AB 881 within Section GS652.2

New Laws

1. Deregulates all prior ADU restrictions and opens their development to anyone who wants to build a second rentable unit on a single-family property.

2. Waived development and impact fees. Making it even more affordable. 

3. Garages built on the property line are grandfathered in.

4. If you live half a mile from public transit, you no longer have to provide a carport or garage. 

5. Homeowner no longer required to live at residence.

6. Multifamily properties can have up to eight detached ADUs if they don't exceed the existing number of units.

7. Property owners with unpermitted ADUs built before January 1, 2020 can now benefit from simplified compliance pathways.

8. The coastal zone permitting process has become much simpler.
